Fintown Review – A Personal Experience

Founded in January 2023, Fintown is a relatively new real estate crowdlending platform. Investments are made in operational properties, generating monthly interest through rental income.

Additionally, you can invest in the construction of apartments, and after about a year, you are offered rental income with a bonus interest (early bird).

Since I began investing in March 2023, everything has worked smoothly.

  • Buyback guarantie: No. Secured by either:1st rank mortgage (you are first in line to get paid, if the project fails)
  • Mezzanine loans (you are first in line to get paid, if the project fails)
  • Corporate guarentee (rental loans}: if the single property fails, fintown will pay you. If the company behind fintown goes bankrupt, you will be last in line to get your investment back.
  • Diversity: Few loans – all in the Czech Republic
  • Late loans: I haven’t experienced any
  • Defaulted loans: I haven’t experienced any
  • Withdrawal: Fast
  • Deposit: Fast

Loans

  • Interest: 8% – 14%

  • Minimum invest: 1-50€
  • Secondary market: No. But an early exit is available:
    • Rental investments: exit within one month without a fee (I received the fonds in just a couple of days)
    • Real estate investments: Possible to exit via e-mail
  • Autoinvest: No
  • Currency: EUR

Tax

  • Tax will not be deducted; it’s your own responsibility to declare your earnings to your home country’s tax authority

My advise

I really like the concept of receiving monthly rental payments and the possibility of withdrawing your investment within a month. I recommend initially investing in a few rental loans and in a few “Early Bird of future Rental” constructions. After 1 or 2 years, you should evaluate and decide whether you want to invest more.
